How do I go about choosing the right property management company to ensure they look after my HMO correctly? A bad agency can be disastrous in it's own right.

First of all, a HMO property is a completely different entity to a family house or self contained flats. They require you to comply with a different set of guidelines and regulations.

Make sure when choosing an agent that they are currently looking after other HMO properties just so you know that they are upto date and experienced with what is required.

With larger agencies, there is danger sometimes that they have too much going on to be able to respond quickly when there is an emergency or something needs fixing in a timely manor. We find that because we are a small agency, the only way to run successful HMOs is to be fully hands-on and that is what we specialize in.

Ask your agent if they're part of any associations. For instance, we're part of the Humber Landlords Association and we schedule monthly meetings with them so that we're always kept informed of new changes in legislation and just to share best practices. If you are looking for a new agent then you really need to talk to two or three agents and treat it like an interview process and possibly see other properties that the agent manages.”
