How much capital do I need if I was to purchase a property?

There is no fixed amount but whatever your project, be it residential, commercial or an HMO, we would advise that you set the standard of your property to be above the average for comparable properties in the market place – the market is competitive and quality always wins. It means higher rents, higher values, longer stays and less ongoing costs. If you are not buying your property in this condition then you should have enough money put aside to do so over and above your purchase price, once this is done you should be aiming for a net return of around 10%.

Do I need to know about building regulations and planning permissions?

We can handle all building regulations and planning permissions for you. We also understand what criteria might cause problems when seeking permissions and what the viable alternatives are so that you can avoid some of the pitfalls that are likely to hold up getting your property ready for letting.

Do I need experience of running an investment property before?

You do not need any previous experience of managing a property to let as we can handle every aspect of the property for you. From sourcing tenants, completing contracts, maintaining the property and collecting rents. If you like, we can keep you totally hands free.

How much will your advice cost?

We work on a project by project basis as every property and landlord is different but once we are in discussion and have an idea of you particular needs and goals we will be upfront and transparent about any costs – as we hope to have an ongoing relationship our costs tend to be considerably lower than others that try to do a similar job, again we would refer you to our testimonials who can be contacted if required. You are of course free to make your own choices but please be aware that some areas do no rent nearly as well as others – and some houses are not suitable for the rental market.

What if my house is below the average in terms of quality?

We find this often leads to a steady downward spiral – longer to find a tenant- poorer quality tenant – possible rent arrears – more property maintenance – lower property values.
